Buying a Home Don't Have Seller Replace HVAC 1200 x 628

No one likes finding of their dream home and then having that dream shattered when they realize the furnace is 35 years old, has had no maintenance, and is going to cost thousands to replace.

Unfortunately, it does happen. Not knowing the current condition of an HVAC system during the home buying process could cost you a lot of time and money.

All too often, home buyers think of these investments last, since replacing a furnace, boiler, or AC system isn’t the most glamorous renovation to make on a new home. But, if issues arise during the home inspection process, buyers and sellers alike may see the negotiation process grind to a halt.

Home buyers need to be aware of what they’re getting when purchasing a new home, and this includes the condition of their HVAC systems. After all, heating, ventilation and air conditioning (HVAC) systems are usually the most expensive appliance in a home, by far.

You don’t just want the seller to replace a home comfort system without your input because they may choose the cheapest system they can, and it may not meet your needs. After all, they want to make maximize profits from the sale and may cut corners.

Things You Need to Know

The 7 Signs Of Heating And Cooling System Failure listed below are some of the most common reasons why homeowners consider replacing a system:

  • Age
  • Rust & Metal Fatigue
  • Too Noisy
  • Rebates & Incentives
  • Rooms that are Too Hot or Too Cold
  • Humidity Issues
  • Old Refrigerant

If these issues arise when your inspector is looking at your home heating and cooling systems, you should take them seriously and get a pro. The sellers may be the nicest people in the world, but they’re looking to move onto their next chapter and probably won’t understand your needs.

They may not invest their time into finding a reputable company with great reviews and a history of quality work to replace an HVAC system they’ll never use. All too often, they’ll install the bare minimum, which can lead to under or oversized systems that don’t deliver the comfort you deserve, systems that can’t keep up with demand, or rooms that are too hot or too cold, just to name a few.

New Hampshire weather can be unpredictable, so it’s important that your HVAC system can provide the comfort you deserve, no matter the season.

There is nothing wrong in saying to the seller, “We want to work with you on getting a quality system in the home. If you are open to us finding a local expert in the area, we would feel comfortable moving forward in the buying process.”

This expert information may provide you with a negotiating tool while helping to guarantee that the HVAC system will meet your needs.

It’s often in the best interests of the sellers to work with interested home buyers since the same concerns may arise with the next home buyers in line.

As a potential new homeowner, it’s prudent is to hire a licensed HVAC contractor to take a look at the HVAC system to determine its condition. A comprehensive examination of the entire system can be performed to ensure it’s working correctly. If not, a reliable contractor will provide solutions ranging from repair to upgrades to replacements.

The more you know about your system, the more prepared you’ll be, so start by knowing the:

  • Brand of the Equipment
  • Fuel Type
  • Size of the Equipment
  • AFUE, SEER, etc.
  • Efficiency
  • Equipment Features
  • Installation Compatibility & Requirements

I'm always impressed when a service provider takes the time to educate me about the product I bought. Eddie explained the protocols for maintaining my mini-splits
, provided me with the knowledge that he brought to the inspection and showed me how to improve the longevity of the product. In the process he convinced me to extend my service.
Good job -

Eric, our Sanford tech, did wonderful as always. maintaining our beast of a heating system takes skill. He is prompt and kind gets the maintenance taken care of quickly. He doesn’t mind the annoying dogs or the beam that you have to duck under going up and down stairs.

They check in the day before coming and Eric texts when on the way. He is always on time. We have been very happy with the work and the professionalism.

This was my first time using Sanford. Derek was amazing. He diagnosed the problem quickly, showed me the problem, and then quoted me a price which was very reasonable. He had the part on the truck and had the problem fixed within a half hour. From the person I made the appointment with, Irish, to the dispatcher I spoke with for an estimated time of arrival, to Derek, my experience was nothing but positive. I had such a great experience that I will always use Sanford for my heating, cooling, and plumbing needs. Highly recommended!

After Sanford did such an impressive job installing our new Bosch furnace last winter, it was a no brainer as to who we wanted to add a central air conditioner to our house.
They gave us two options and we chose to go with a heat pump. Jason and his team did an incredible job installing the system in just a single day. The quality of their workmanship is second to none and he couldn’t be a nicer person to work with.
Another great job by Sanford !

We had Brian B come to our home to conduct a follow up visit to evaluate our Carrier AC that was installed in February. Just like the three-man crew who did the installation, Brian B did an outstanding job of making sure that everything was working just fine. He answered all our questions and made sure we were confident that our AC would be working fine this summer. Great job.

Our tech was great! He was respectful of the space (and rolled with the chaos of small kiddos running around like goons), knowledgeable, and efficient. We’ve used Sanford for years and will continue to do so.

Kyle G. from Sanford was awesome and super respectful. They installed furnace and AC system. He explained everything without being condescending, helped set up the wireless system, checked it and his team cleaned up everything after the job. My standards are pretty high and Kyle not only met them, he exceeded them. Thank you.
